Six months after it debuted, Society Atlanta project officials say leasing is strong (at least in part) at a property designed to encourage social interactions. One of the largest outdoor amenity setups in Midtown is partly to thank, they say.
The 31-story, mixed-use tower rose from a former parking lot in the 800 block of Peachtree Street, and it marks the latest intown bet on co-living (read: roommate-style) rental arrangements for non-student housing.
With summer now officially here, Society Atlanta reps are stressing how the building’s 22,000 square feet of amenities—including a vast yoga lawn, grilling area, and one of the most massive pool decks in recent memory—allows renters the ability to get outside en masse without ever really leaving home.
The project—a joint venture between national real estate firm PMG and Toronto-based private equity and asset management company Greybrook—features 460 apartments, many in a rent-by-bedroom setup.
The building also includes 87,000 square feet of office space and 14,500 square feet of ground-level retail, with a goal of enlivening one of Midtown’s densest sections.
So how’s high Society life going?
Project officials tell Urbanize Atlanta apartment leasing has been “very strong” and that they expect the building to be fully leased by early 2026. (Four months of free rent, it should be noted, is being offered right now with some units.)
Current rents start at $1,615 monthly for a bedroom in a furnished three-bedroom, three-bathroom apartment with a shared kitchen.
On the flipside, the priciest option—$5,010 monthly—rents a full three-bedroom, three-bathroom unit on a high floor.
On the retail front, officials say two national brands have been signed. They are Chewy VetCare (2,091 square feet) and Foxtail Coffee (812 square feet).
No such luck with the offices so far.
“There has been steady interest in the office space,” a project rep noted this week, “but as of right now, it’s still available.”
Beyond the sprawling pool deck, perks of the building include coworking spaces, social lounges, an app-based key entry system, and modern gym and fitness studios described by project officials as “massive.”
