The U.S. office market has struggled to find favor among investors as occupancy shrank and valuations plummeted coming out of the pandemic.
But now valuations are getting to a place where investors and lenders are interested in office again — if tariff uncertainty doesn’t derail things.
“You may not believe this, but I’ve been underwriting a lot of office,” The Graham Group Managing Partner Jeffrey Graham said during Bisnow’s Atlanta State of the Market event on May 13. “So I guess at some point there is a price point that people believe is low enough that they can make it make sense.”

AT&T Scouting Central Perimeter For Large Call Center
Telecommunications giant AT&T is scouting the Central Perimeter submarket for office space to house a call center.
AT&T, which expanded its office presence in Metro Atlanta last year, is seeking up to 100K SF, mainly in the Central Perimeter area that is the nexus of Dunwoody, Sandy Springs and Brookhaven, a CRE executive with knowledge of the search told Bisnow.
No specific location has been selected yet, according to the source.
An AT&T spokesperson told Bisnow it wouldn’t comment “on rumors and speculation.”
CBRE Executive Vice President Mark Davenport is representing AT&T in the office search, according to the source, but Davenport declined to comment when reached…

Mercedes Eyeing New Atlanta R&D Facility As It Fills Out Its Sandy Springs HQ
Automotive maker Mercedes-Benz USA is boosting its corporate presence in Atlanta, moving up to 500 jobs to its existing Sandy Springs headquarters and planning to invest in a research and development facility nearby.
Georgia Gov. Brian Kemp announced the plan Thursday morning, saying Mercedes has not identified a specific site for its “multimillion-dollar” R&D facility, but it will be near Sandy Springs.
Financial services teams and corporate functions in Farmington Hills, Michigan, will be moved to Atlanta, adding to the 800 employees already in the city, Mercedes said in a press release. The German auto company opened its U.S. headquarters in Sandy Springs in 2018.
