Developer Planning 2M SF Data Center Near Microsoft’s Campus South Of Atlanta
An Atlanta developer is planning a massive data center campus south of Downtown Atlanta dubbed “Project Peach.”
Strategic Real Estate Partners is seeking permission to develop a $1B, 2.1M SF data center campus on 320 acres at 300 Johnston Circle in the city of Palmetto in Fulton County. The developer filed a Development of Regional Impact application this week with the Georgia Department of Community Affairs, which approves projects expected to affect regional infrastructure.
The site, 300 Johnston Circle, is 4 miles from Microsoft’s nearly $500M Azure data center campus and its recent acquisition of additional contiguous land.

Now that the Federal Reserve has kicked off a cycle of monetary policy easing, retail real estate transaction volume in the southeastern U.S. is poised to heat up, said Brad Buchanan, managing director in the Atlanta office of JLL Capital Markets, Americas.
The region’s fundamentals are strong, and retail has proven its resilience in the face of the long-term threat of e-commerce and the disruptions of the pandemic, he said. These factors are translating into renewed interest from investors, as well as an increasingly broad spectrum of lenders willing to finance retail acquisitions.

Amazon Data Center Arm Buys 118 Acres In Suburban Atlanta
There seems to be no slowing down the momentum of tech giants coming to Georgia to build data centers.
Amazon, through its Amazon Data Services subsidiary, has acquired 118 acres in Douglas County to the west of Atlanta for $37M, the Atlanta Business Chronicle reports.
Atlanta is the fastest-growing data center market in the country, with its construction pipeline more than tripling since the start of 2023, according to CBRE. Much of that growth is fueled by hyperscale users providing cloud computing services, such as Amazon Web Services, Microsoft, Meta and Google.
