Scannell Spins Off Savannah Warehouse for $100.6M

Scannell Properties sold a 942,210-square-foot Savannah distribution center to Goldman Sachs Alternatives for $100.6 million. Rockingham Farms Building 9 is located at 125 Feldspar Drive.

The property, built in 2023, is fully leased to four tenants. It features a 40-foot clear height, 185-foot truck court depth, 183 dock-high doors, ample trailer and auto parking, cross-dock configuration and 7,500 square feet of office space.

The property sits within Rockingham Farms Logistics Park, a new 5.75 million-square-foot industrial park.

Britton Burdette, Matt Wirth, Dennis Mitchell, and Jim Freeman led a JLL Investment Sales and Advisory team.

“The Savannah industrial market continues to experience remarkable growth, driven by record cargo volumes at the Port, multimillion-dollar expansion projects in the area and extensive logistical connectivity,” Burdette said.

CA Ventures Sells Newly Built Atlanta Apartment Tower For $119M

An embattled Chicago developer parted ways with an apartment tower it recently completed in Midtown Atlanta.
CA Ventures has sold 903 Peachtree, a 427-unit, 33-story apartment building that opened last year, to fellow Chicago real estate firm Waterton, the buyer announced Thursday.
The price of the deal was $118.6M, which works out to roughly $278K per unit, the Atlanta Business Chronicle reported.
“The acquisition of 903 Peachtree is a great opportunity to leverage Waterton’s in-house operations platform to complete the lease-up of a new, well-amenitized high-rise,” Waterton Senior Vice President of Acquisitions Julie Heigel said in a statement.

Renderings: How 110-room project for ailing kids will look, function

While it might not have received the fanfare of the recently completed Children’s Healthcare of Atlanta Arthur M. Blank Hospital, a project with a similar philanthropic mission is rounding into shape next door.

Officials with Atlanta Ronald McDonald House Charities have provided renderings, as drawn up by the Perkins + Will architecture firm, that show how the organization’s expanded facilities will look and function in North Druid Hills.

The new Ronald McDonald House campus will feature 110 guest rooms, active gardens, a green rooftop area, 18 transplant suites, and multiple dining areas, among other facets. It’s much larger than the charity’s current 50-room facility near Emory University on Briarcliff Road.

Plans call for completing the facility, which has topped out, next year.

ARMHC has operated in Atlanta for more than 45 years to help families with sick and injured kids, providing a “home away from home” and life-saving medical treatments in many cases. The need for such a facility in this region is rapidly growing, per agency officials.

The charity has recently launched a public capital campaign to raise the final $12 million (of $90 million total) needed to complete the project.

According to ARMHC, the nonprofit served more than 3,000 families last year, saving them $8.4 million in transportation, lodging, and food costs while providing more than 25,000 nights of rest.

Today, the number of nights families have stayed in its Houses has swelled by 77 percent since 2022.
