Upscale, 80-home project in works near Gas South Arena, Sugarloaf Mills

A section of Gwinnett County that’s no stranger to palatial houses on big acreage is getting a lot more of them.
National homebuilder Toll Brothers recently lifted the veil on plans for an 82-home, upscale community called Ledgestone set to take shape between the historic downtowns of Lawrenceville and Duluth.
Prices for individual floorplans haven’t been specified, but all Ledgestone homes are expected to cost north of $1 million. Especially by intown Atlanta standards, the single-family offerings will be relatively sizable, starting at nearly 3,700 square feet.
Ledgestone is replacing previously open land and an estate lot at 1941 Lebanon Road, about 29 miles northwest of downtown Atlanta.
The site is less than a mile from Sugarloaf Mills mall (the one with Medieval Times) and about a mile and ½ from concert and sports hub Gas South Arena. Other attractions in the area include TPC Sugarloaf golf club and Collins Hill Park. Fuqua Development’s The Exchange @ Gwinnett in Buford is also cited as a locational perk.
The smallest Ledgestone floorplan, The Peterson, is bringing five bedrooms and five and ½ bathrooms in about 3,670 square feet, with a three-car garage. The largest, The Parkmont, has the same room count but an additional 1,000 square feet—for when only (almost) 5,000 square feet will do.
Options including basements, flex rooms, and specialized patios are also being offered.
Beyond the houses, Ledgestone plans call for amenities such as a playground, pool with cabanas, a clubhouse, bocce ball courts, and an activities lawn.

For families, the location’s districting in Gwinnett County Public Schools’ Peachtree Ridge cluster, including Peachtree Ridge High School, is a plus, according to the developer.
