After transforming Grant Park corner, townhome project hits market

Could it be a case of the finished product outperforming conceptual renderings? 

A Grant Park townhome project billed as “an unbelievable opportunity” has come to market in recent weeks—with notable changes to initial designs—on what had been a vacant corner lot for more than 15 years.  

Elevated from the street, the four-unit infill venture by Atlanta-based Ballast Design Build stands in the 400 block of Connally St. SE, at Grant Park’s border with Summerhill. 

The three-story townhouses are situated at the southeast corner of Connally Street’s intersection with Fulton Street, about two blocks west of Hill Street and just south of Interstate 20. Summerhill’s food, beverage, and retail strip Georgia Avenue is half a dozen blocks to the south.

Depending on size and position in the community, prices for the townhomes range from $769,000 to $789,000, according to listing agent Jessica Weeks, a Realtor with W Realty Atlanta

End units with larger, covered rooftop decks (with partial downtown skyline views) are the least expensive but smaller options (three bedrooms and three and ½ bathrooms in roughly 2,000 square feet). 

The middle townhomes—four bedrooms, three and ½ bathrooms, around 2,400 square feet—have smaller uncovered patios. 

All units have rear-entry, one-car garages, open floorplans, and no rental restrictions, per listings.

The custom homebuilder “has put his signature woodworking touches throughout the units, including custom stair-rail installations, wine racks, mudroom benches, [and] lighted staircases,” Weeks noted via email this week.  

Fulton County property records indicate Ballast purchased the .29-acre lot for $675,000 in the fall of 2022.
